TOP was engaged by a prominent international LNG producer to estimate the fair value of certain assets related to its acquisition of 100.0 percent of the outstanding equity of an electric power generation company. The services were provided to assist our client with their financial reporting compliance requirements. Our analysis included estimates of the fair value of the acquired real and personal property (collectively, the "Assets") of a 350+ megawatt combined cycle electricity generation facility located in Texas. The real property acquired and valued included buildings, building improvements, and land improvements. The personal property valued as part of the services included turbines, generators, transformers, and all other machinery and equipment associated with the power generation facility. Given the age and history of the acquired facility, the direct method of the cost approach was used to estimate the fair value of the Assets.
